Seal Coating

Asphalt pavement is considered very durable and long-lasting; however, its longevity depends upon regular maintenance. Water, snow, motor oil, gasoline, chemicals like antifreeze, and extreme heat are potential causes of pavement deterioration.

Sealcoating is an excellent method to prevent the harmful effects of these environmental elements and pollutants on your pavement. During seal coating, a protective layer of sealer is applied to the asphalt surface. The sealer is an emulsion consisting of water and additional components such as silica sand, chemicals, and additives. It not only enhances the pavement’s durability but also restores its sheen.

Sealcoating your asphalt pavement every two years is the best way to keep it looking good and ensuring that you don’t have any cracks or flaws between layers. You’ll want to wait at least 24 hours (48 would be even better) after sealing before opening up the pavement for use.
